moving house and guns
so, what do you guys think should be done if i were to put my home up for sale? should I be looking at housing them at an RFD while viewings etc are a possibility, or do I just instruct the estate agent for only escorted viewings etc and get on with it?
as i'm expecting to have to store the guns when I move anyway, especially if it's looking like it is and I'm going to need to rent for a while anyway to enable my GF to get a job down there so we can use her income for the new mortgage.

Would an estate agent allow non-escorted viewings for an occupied/furnished house?

no idea, I only mention it as I three agents to look at my flat yday, and one happened to mention that they don't allow unescorted visits, which makes me think some do....
but even if they were escorted, is it still ok with the estate agent and some joe public wandering around the flat while i'm out?

The unescorted viewings is probably they do not allow potential buyers to visit without them being there, as opposed to without you being there. Some estate agents seem to get a bit twitchy about the seller meeting up with potential buyers without 'Someone who knows' being there.

When i was looking for a house a couple of years ago the estate agent didn't come to a single viewing i went on, and on all but one (the house we ended up buying), the house was fully furnished, people still living there and they just let us walk around completely unescorted!

I am of the opinion that it depends on where the cabinet is kept, if in plain view I would make sure I was there for the viewing, if behind a wardrobe or similar then I do not think you have to be there.
That is what we did when we sold our house this year, nothing was in plain sight so on a few occasions we left it to the real estate agent.

they are out of sight, in an inbuilt cupboard, but i would expect any half interested visitor to open it to see how large it is. It's not like its a wardrobe
one estate agent who twigged what the reloading kit was, did suggest doing an open house. But i'm not sure if that would put off buyers, pretty sure it would make me go look at other houses unless I was dead set on it.

that's what i would have thought too, i thought it was more of an american thing, or for repossessions etc. He suggested it as a way to be safer with the guns etc... but I dunno, as long as they are escorted?
either that or I don't give the estate agent keys? and just let them wander round while i or the gf (whoever is home obviously) go have fry up and the cafe round the corner, and come back once they're gone?

We did not give the real estate agent any keys, all visits were arranged via email with names and we let them in when they arrived. Sometimes we would retreat to the shed and work while potential buyers were shown around. Sometimes the real estate agent was late and we would let potential buyers in and show them around ourselves.
