yeah, that would be ideal for me. as I still have to pick agent, i'll make it a point to mention it and make it dependant at that point.

now to try and decide who to use. straight talking guy who was an hour late.... guy who was barely older than me, but seemed ok..... ghetto talker who kept axing me questions instead of asking and who valued my flat 8 months ago for over 30k less.... hmmmm

I'm in a similar situation where me and the missus are looking at putting the house up for sale so we can move to a nice area.

I've been thinking quite a bit about what to do about my cabinets because they are in plain view, but in a locked room I use as a workshop. Obviously anyone wanting to view the house will want to see the room, but I don't like the idea of someone dodgy seeing them and coming to rob the house at a later date.

I'm actually tempted to build a wooden box around them, secured to the wall, with a padlocked door. It seems to be the best solution without it attracting too much attention.

No matter how obnoxious...who is eager enough to sell your house/flat/caravan whatever...that is the one to go for O:-)

Ours was late 20s and had a hair clip....he did a good job of selling the house though.

Slightly OT, we had a professional photographer come in for a couple of hundred with the understanding if we used the Agents recommended conveyancers and the sale completed we would get the money back. We used them, they were superb and we did get the money back. Most importantly the pictures were superb and went a long way to getting people into the house.

I moved house last summer. My cabs were in a locked cupboard I just said 'and there's some extra storage there' without opening the door.
The above post probably contains sarcasm or some other form of attempted wit, please don't take it to heart.

Good pictures and a de-clutter is worth a lot. Ours was a small cottage in the old part of the village however the village was expanding so time for us to go.

Good pictures from the start and a de-clutter did the trick which is not easy in a small cottage. Beg borrow steal space, it will pay off.
It took 10 days with 14 viewings to sell it.
Hindsight...so important with that first impression.

Keep pets away from potential buyers, at least until you know they like the pet.
Make sure offending smells are gone before a viewing...e.g. dog smell.
Do not let the vacuum cleaner lie on the floor...etc.

Common sense really however everyday life can and will get in the way :)

yeah, i think i may rent a storage space for most of it when we list, as we'd be moving anyway. most of my clutter is tools, knives, gun stuff, airsoft (which i think i will start to sell off) and opened and unopened mail lol. the display case will definitely be emptied from its shiny things.

what does
Do not let the vacuum cleaner lie on the floor...etc.
mean?

we tidied up for the estate agents, and even that has made a huge difference to us at least.
