Not quite sure where this desire to tell the landlord, letting agents and all & sundry that you plan to drill some holes for the purposes of fitting a gunsafe comes from exactly...to me it becomes less safe the more people know something is there!

The route I ALWAYS take - check the wording of the lease - and comply with that. If the lease says you can fit shelves, redecorate & the like as long as the property is made good or the changes are to a standard agreed to - then adding a cabinet is not an issue and not one to be broadcast to office workers who have no reason to be so informed.

Have lived mainly in rented property & more recently housing association property for the last couple of decades....with some wide experience of rented properties in the years before Uni....in all that time I can NAME 2 good landlords; the majority of landlords displayed borderline criminal behaviour - so THEY are the last members of society I'd let know about my hobby/collection.

YOUR paying the rent entitles you to FREE & UNHINDERED ENJOYMENT of the property - that means while you live in it it is your house/flat to be used for your normal daily life

Someone quite recently mentioned they had let a house through a letting agency, paid an absolute fortune for the privilege plus monthly fees and suddenly noticed they were not actually being paid any rent, when they went back to the agency they were told it was not the agencies job to collect the money and he would need to sort it out himself.

On the subject of damage and repairs and deposits I know a good handful of people who have had their deposits held back due to 'poor decorative repair' at the end of the contract and on every occasion it was uncalled for. One was even charged for carpets even though they were scruffy when she moved in and she moved on 6 months later having spent 90% of the time at her partners...

Letting agents can be a mercenary bunch on occasion..

My daughter moved out and her partner's brother came in to clean - his normal job! The place was spotless and the agency had the gall to charge them £200 for a "professional clean". It was cleaner when she moved out than when she moved in (after a professional clean) ...

Yes they bloody well can be, I had a s*** time with my former letting agent and landlord. First pet with my girlfriend our newborn and a friend. On signing the agreement we were told there was to be some roof work, turned out we would endure 6 months without a roof, a plaster board collapse that almost killed our daughter, rotten with damp just to start. Apparently it was all our fault and even had the cheek to charge us to clean the bathroom. (Ignoring the fact that water was p*** through light fitting)
