i have been thinking about a proper safe (old style filled with concrete an weighs around a ton ) in a room (hidden from view ) room is lockable .

what do you think for guns

The guidance just states that safes should be "fitted elsewhere in the dwelling"
No guidance on how to fit so whatever suits.

I have a bespoke Brattonsound next to my Gun Cabinet and it stores my camera, lenses and other valuable items. My comment to the FEO was along the lines of: "nothing of interest to you" and then just to keep him happy and ensure my certs arrived quickly I opened it up!

I also have a key for the one used as a safe and I do know what the Wife keeps in it. I don't remember stating that I did not have access to it.
